Sheriff Sale Rules
Sale is held in the lobby of the jail in the Sheriff’s Office.
Sale begins at 11:00 am, local time.
All sales are final.
Property is sold AS IS…BUYER BEWARE.
There are no warranties by the Sheriff or by SRI, Inc., including the commonly known address.
IN ORDER TO BE ELIGIBLE TO BID, you must present a SIGNED LETTER OF CREDIT to the SRI Representative on the day of the sale, before the sale begins. The letter must be on your LENDING INSTITUTE’S letterhead and must confirm you have sufficient funds available to make payment in full on the day of the sale.
Payment must be made and payable to the Sheriff of Steuben County by 2:00 pm in certified funds on the day of sale. Failure to pay by 2:00 pm will result in your being responsible for damages and deficiencies pursuant to IC 32-29-7-9.
You are not permitted to take a tour of the property. Stepping foot on the Sheriff Sale property is considered trespassing. Until a deed resulting from the sale is executed, the property still belongs to the defendant who is being foreclosed on.
Purchaser is responsible for any unpaid taxes and/or liens on the property.
You must go through the civil courts to obtain a writ of assistance to remove any persons still living in the home or on the property.
